Concrete Sidewalks, Steps and Aprons

Front walks, steps, stoops, garage aprons and the small pours people put off. Built on the same prepared base and the same footings as the big jobs, because that is the only reason a small slab stays where you put it.

The walk to your front door and the steps at the end of it are the first concrete anybody touches on your property. They carry groceries, strollers, mail carriers and every guest you have ever had over, and when they are right nobody notices them at all. When they are wrong you notice them every single day: the step that is a little taller than the other three, the walk that funnels water back toward the house, the stoop that has drifted a half inch away from the brick and left a gap you can see daylight through.

Minnesota Valley Concrete pours walks, steps, stoops, aprons and small flatwork across the southwest Twin Cities metro, out of Carver. Fifteen-plus years of doing this here means most of the walks and stoops we replace are failing for reasons we can point at while we are standing on them.

A sidewalk or a set of steps is a small enough job that plenty of contractors treat it as a small enough job: strip the sod, throw the forms down, pour four inches on whatever is underneath and move on. It looks identical to a properly built one on the day it is finished. The difference shows up a few years in, and it shows up in exactly the same places every time. So we build the small ones like the big ones. Organics out, aggregate base compacted in lifts, thickness matched to what crosses it, steps carried down to real footings, joints planned before the pour, and the whole thing pitched so water leaves rather than collects.

Why steps and stoops pull away from the house

This is the most common complaint we get called out for, and the cause is almost always the same. A house sits on a footing carried well below grade. A stoop or a set of steps poured on top of the backfill next to that foundation is sitting on ground that was dug out, dumped back in and never fully consolidated. Backfill keeps settling for years after a house is built. The house does not move, the fill does, and the stoop rides it down. The gap you see at the siding is the whole story in one line.

Depth is the other half of it. Minnesota Rules 1303.1600 puts this part of the state in Zone II, where footings under a stoop or a set of steps have to bear at least forty-two inches below finished grade, absent an engineer's design based on soil mechanics. Anything supported above that depth sits in ground that grows in the cold, and not because the water in it swells. The advancing frost line pulls more water up to itself and freezes it in flat layers, so the soil lifts by inches rather than fractions, and it never lifts evenly because soil and water supply are never even across a site. A set of steps on shallow footings gets picked up one year and set back down a little differently the next, and after a few rounds of that the top step no longer lines up with the threshold.

The fix is not a bigger slab or a thicker step. It is carrying the steps down to footings at the required depth, on undisturbed soil where we can reach it, and isolating the new work from the house instead of bonding it to something that is going to move differently. Where a stoop has to sit over backfill, that fill gets compacted properly first and the structure gets designed to span it rather than rest on it. Done that way, the steps and the house stay in the same relationship they were poured in.

Existing steps that have already dropped can sometimes be lifted and stabilized, and sometimes they are past it. If the slab itself is cracked through, scaling badly or has lost its footing entirely, lifting it just buys a season. We will tell you which one you are looking at, and we would rather say tear it out than take money for a repair that we already know has a short life.

Signs a walk, stoop or set of steps is due

  • A visible gap between the stoop and the house, or a step that has tipped back toward the door
  • Risers that are no longer the same height, which is the one your feet notice before your eyes do
  • Walk panels that have settled so water runs toward the foundation instead of away from it
  • Surface flaking, pitting or peeling off in sheets, which is scaling and usually starts at the steps
  • Cracks with a vertical lip between the two sides, which is a trip hazard and a liability question
  • A garage apron that has dropped away from the slab and left a lip your tires hit every day
  • Joints opened up and packed with dirt, weeds or grass, which means the panels are moving independently

What we pour

Front walks and sidewalks

New walks and full replacement, sized to how the space is actually used. A walk two people can pass on is a different pour than a path to a side door, and it costs less to decide that before the forms go down.

Front steps and stoops

Poured steps and landings carried down to footings bearing at the Zone II depth, with uniform riser heights, tooled or textured treads for traction, and the landing pitched a hair away from the door.

Garage aprons

The strip between the garage slab and the driveway takes the worst of the loading and the worst of the water. We pour it thicker, isolate it from the garage slab so the two can move independently, and grade it so meltwater runs out instead of under the door.

Approach and curb work

Where a city requires concrete between the sidewalk and the curb, or requires the approach built to a published spec, we pour it to what your city asks for and pull the permit that goes with it.

Small slabs and pads

Shed and outbuilding slabs, air conditioner and generator pads, trash enclosure pads, mailbox and light post bases, and stoops at side and service doors.

Repairs, extensions and tie ins

Widening a walk, adding a landing, extending an apron, or tying new concrete into existing work so the transition is a joint rather than a lip.

Our process

How a walk or step job runs

Look at it on site

We walk the route, look at where water goes today, check the elevation at the door and the driveway, and measure what is there. You get a written quote with dimensions, thickness, the base going in, footing depth on steps, the finish and the joint layout.

Permits and locates where they apply

If the work touches the public right of way or a city approach, we sort out what your city requires before scheduling. If anything is getting dug, utility locates through Gopher State One Call happen first, which is state law and also just the sensible order.

Tear out and excavation

Old concrete comes out and leaves the property. We cut to depth for the base, dig footings for steps, and deal with soft or organic material rather than pouring over it.

Base, forms and steel

Aggregate base goes in and gets compacted in lifts. Forms are set to the finished grade and the pitch, riser heights are laid out so they come out even, and reinforcement is placed where the pour calls for it.

Pour, finish and joint

Concrete is placed, screeded, floated and finished. Edges get tooled, treads get their texture, joints are cut on time and to depth, and the site gets cleaned up. We tell you when to walk on it and how to take care of it.

Finishes for walks and steps

Broom finish is the default and it is the default for a reason. The texture gives traction when the surface is wet, it hides the ordinary wear a walk takes, and it is the finish that ages best on something people use every day in shoes that have been outside. On a walk we run the broom across the direction of travel, which is a small detail nobody names and everybody benefits from.

From there you have real options without stamping the whole thing. A stamped or exposed aggregate border along the edges of a walk, or a banded soldier course where the walk meets the driveway and the steps, dresses up the front of the house without a full decorative pour. Stamped risers on a set of steps do the same thing at the exact spot people are looking when they arrive.

Full stamped walks and stamped steps are also something we pour, and they are worth considering when we are already doing a stamped patio out back, because the two surfaces can be given the same pattern and color and the house reads as one design instead of two projects. Exposed aggregate is the other honest option: it is durable, it has natural texture underfoot, and it does not need the same sealer attention a stamped surface does.

Whatever the finish, we talk about sealer as maintenance rather than as a one time upgrade. Steps and walks are the surfaces most likely to see a shovel and a boot, and that is where the wear starts.

Aprons, city rules and the public right of way

Anything that happens between your property line and the street belongs to a different set of rules than the rest of your yard. A number of metro cities require a permit for work in the right of way, and some publish a spec for the approach: panel width, thickness, cross slope, jointing and the detectable warning panel at a curb ramp. Requirements vary by city and they do change, so we confirm what your address needs when we quote rather than guessing at it here.

The practical effect is worth knowing before you shop the job. Where a city requires the apron section built to its spec, that section is quoted separately from the private walk behind it, because the spec, the inspection and the schedule are all different. The spec is usually thicker, the inspection is real and the schedule has to accommodate it. A quote that treats the whole run as one price either has not looked into it or is planning to find out on pour day.

The same thinking applies at the garage. The apron is where road salt gets tracked in on tires, where meltwater runs off the driveway and where the heaviest wheel loads on your property turn. It gets the thickest concrete on the job, an isolation joint so it is not tied to the garage slab, and a grade that moves water away from the door rather than under it.

Small pours, and when to combine them

Small jobs get treated as real work here, and that is not a slogan, it is scheduling. A walk, a set of steps and an apron are each a fraction of a driveway in volume but they take the same mobilization: crew, forms, tools, base material and a truck. The sensible version of this project is almost always to do all of the small concrete at once rather than one piece per year.

The best version of that is combining it with a larger pour. If you are already replacing the driveway, the front walk, the steps and the apron should go in the same week, on the same base work, with the same finish and the same color so the front of the house matches. Homeowners who split it up end up with a new driveway next to a fifteen year old walk, which looks worse than either one did on its own.

Our pour season runs March to mid-October, which is set by the ground and the weather rather than by preference. Small flatwork often fits into the season more easily than a full driveway does, because it takes less of a day, so if you are calling in the middle of the summer a walk or a set of steps is a far more likely yes than a full tear out and replacement.

How deep do concrete steps have to go?

The footings under them have to bear at least forty-two inches below finished grade. Minnesota Rules 1303.1600 puts the southwest Twin Cities metro in Zone II, and absent an engineer's design based on soil mechanics that depth applies to steps and stoops the same as it applies to a house footing. A flat walk or a patio slab is a different animal and does not need frost footings. Steps built shallow are the ones that end up separated from the house.

Why is my stoop pulling away from the house?

Almost always because the stoop is sitting on backfill that keeps settling while the house sits on a footing that does not move. Shallow support makes it worse, since ground above footing depth swells and drops with the seasons. The repair is to carry the new work down to proper footings and isolate it from the house.

How wide should a front walk be?

Wide enough for two people side by side is the comfortable answer, and it makes a bigger difference to how a house feels than almost anything else you can do for the money. A path to a side or service door can be narrower. We will lay it out on the ground so you can walk it before anything is poured.

Do I need a permit for a sidewalk or an apron?

It depends on your city and on whether the work touches the public right of way. Several metro cities require a permit and a specific build for the approach at the curb, and requirements vary. We check what your address requires as part of quoting the job so it is settled before the schedule is set.

Can you replace just a few bad panels?

Sometimes, and when the rest of the walk is sound it is the right call. We saw cut clean at the joints, pull the failed panels and pour back to match. When most of the run is settled or scaling, replacing the whole walk is the better spend and it will not read as a patchwork of different colored concrete.

Is a small pour worth calling a contractor for?

Yes, and it is a normal week for us. Steps, a front walk, an apron or a shed slab all get the same base preparation and the same jointing as a driveway. If you have several small pieces, do them together, and if a bigger job is coming, put them on the same trip.

How long before we can use new steps and walks?

Stay off on foot until we tell you it is ready, and keep vehicles off an apron longer than that. We give you the specific timing for your pour, since the mix and the temperature both change how fast the slab gains strength. Skip the de-icer entirely the first season and use sand if you need traction.
